Roatan Honduras Resorts come in many shapes, sizes, ages, locations and prices. From bare bones, dive-til-you-drop places that cater to the backpack crowd to luxury, gated high-end masterpieces like Pristine Bay that appeal to those who can afford to spend $5k a week on lodging, Roatan offers a wide range of vacation options. But before you narrow down your list of places to stay, there are three secrets you need to know:
- Actual Prices ≠ List Prices (except maybe on holiday weeks)
- Many Resort Properties Are Separately Marketed by Owner
- Tax Rates Vary Significantly at Certain Resorts
Don't Pay List Price at Roatan Honduras Resorts
I'm constantly amazed by the fact that many visitors pay full list price for their vacation accommodations. You don't have to. Here's why: resort owners expect some of their guests to ask for a discount, so they build it into their pricing strategy. They take the price they want to get by product and season and they uplift it by some percentage, expecting to "give it back" in discounts. The degree to which they do this varies, but they all do it. It's no different than any other large purchase you might make. So don't feel bad asking if the first price you received was the best they can do. There's always 10% or more - sometimes much more - built into the list price you were quoted.
Look For Vacation Rentals By Owner At Roatan Resorts
Most of the properties for rent in the best Roatan Honduras resorts are owned by individuals, not the resorts. Often, these owners market their properties individually on their own web sites as well as rental listing sites like VRBO.com and Flipkey/TripAdvisor. So, you can actually rent the same property either from the owner or from the resort. Why does this matter, you ask? It matters because the owner and the resort have slightly different incentives. Whereas any given Roatan resort wants to rent you a property, an owner wants to rent you their property. As a result, they are much more likely to cut you a deal, give you a little something extra and make sure you are well taken care of so any review you might write will be a positive one. This is a classic case of cutting out the middle man and getting a better deal as a result. At the very least, you can do no worse by renting directly from the owner.
Do Not Assume All Roatan Resorts Charge The Same Tax Rate
This one surprised me, and I wouldn't have known about it unless I owned properties in different parts of the island. Apparently, the tourism laws around tax rates in Honduras are subject to interpretation. So as of this writing, the tax rate for a rental property in Pristine Bay is one quarter that of other rentals elsewhere on the island. Instead of 16% lodging tax for stays of less than 28 days at most places, Pristine Bay charges 4%. On a $5,000 rental, that 12% point difference amounts to real savings! It's hard to believe this 4x disparity in tax rates will continue for long, let alone forever, but the fact that it exists at all suggests you would always be wise to ask the owner or resort about the tax rate they charge before making your final decision on where to stay.
